The band is set by property size and fixed before a slot is taken. Hours play no part, so a generous two bedroom costs what a cramped one costs and an overrun is our problem. Count a loft room where it is being let as a bedroom; leave a second bathroom out. Two items sit outside the band on this round, the oven and the floors, both billed separately (floors at the move-out carpet rate, £29 a bedroom and £36 a living room) because a fair share of TW8 handovers ask for neither. Two hours or so before a room takes feet in an older house, and longer in the new flats, where a concrete slab with no void underneath leaves the room air as the only route out for moisture. An air mover comes as standard for those. Two front rooms knocked into one bill as a single through lounge at £61. A staircase turning on a half landing is one flight plus £9 for the landing; a second storey brings a second £41. The rinse is softened and the fibre neutralised on every job. Each appliance carries one figure. A single sitting under its own grill box is still a single, and a double is one appliance. Whatever lifts out is soaked; whatever does not stays put for hand work at the worktop. All of it is rinsed and neutralised before we pack up, so the oven takes a meal that evening. Four hours weekly comes to £92 and five to £115. Three hours is the shortest visit. Ironing at £12 an hour is added on top of the cleaning time, so the rest of the flat keeps its hours. Per piece. Not per room, and not by the hour. Curtains stay on the pole, and the long drops show up mainly in the taller living rooms in the canalside blocks. Nothing is printed here for a three seater, a chaise or a corner unit, because fabric, arm shape and whether the back cushions come away are what separate an hour’s work from an afternoon’s, so those get a figure on the call. The minimum on one off work
£67. Most bookings pass it without anyone noticing. The ones that do not: a solitary carpeted bedroom at £36, an armchair on its own at £33, or one rug at £35. Hourly work is outside the rule altogether, so a three hour weekly visit really is just £69. Put two small jobs in one morning and the floor applies once, so that bedroom carpet goes back to £36.
Included in every figure
Scale removal, which in water like this accounts for most of a bathroom. Softening the rinse water and neutralising the fibre once extraction is finished. Air movers where a slab floor needs them. Booking the loading bay and the goods lift with a concierge desk, and the second pair of hands needed to barrow kit along the towpath at Brentford Lock. One rate from 8am to 7pm across all seven days. And the return trip inside 48 hours when a clerk queries something we cleaned.

Questions we get asked
Do Saturdays or evenings cost more?
No. Saturday is priced the same as Tuesday, evenings run on the same rate, and the printed figure is what you pay.
How does payment work?
By card or bank transfer. Visa, Mastercard and Amex are all taken. Weekly households usually pay monthly by transfer, and landlords and agents take an invoice.
Can the figure change once you have seen the property?
Only if the property is materially different from the one you described, and you would hear about that before a cloth came out. Everyday wear does not move a handover band. The two items billed separately are the oven and the floors.
Do you arrange access with the concierge?
Yes. Give us the building and the flat number, and we book the loading bay and the goods lift window with the desk ourselves.
Why do the oven and the carpets sit outside the end of tenancy price?
Roughly half the handovers here want one or the other rather than both, and folding them into the band would bill those households for work nobody asked for. Add £77 for the oven and £29 a bedroom carpet, the move-out rate, where an inventory calls for them.
