Six jobs, done properly. Handover cleans, carpets, ovens, hourly housework, team deep cleans, upholstery by the piece. Each carries a figure on this page, and that figure is what you hear when you ring. Nobody has to walk round your property before you get a number.

Picking between the banded clean and the team clean

Nearly every awkward booking on this round comes from confusing those two. A handover is judged against an inventory that somebody else wrote, so selling it by the hour would hand you the risk of an overrun that ought to be ours. That is why it bands on size and why the clock never appears on the quote.

A deep clean is judged by you, on the day, against a property you already know. Hours make sense there, and so does a team, because two people in different rooms cover far more ground than one person going round twice. Where somebody rings for a deep clean and describes a place that has simply been neglected for a while, the honest answer is now and then a weekly slot instead. It costs less and it lasts.

Moving out, band by band

A studio comes to £156. One bedroom £207. Two bedrooms £243, three £339, and four £425 at the top. Each figure covers the property to the standard a clerk applies: cupboard interiors and fronts, the fridge and freezer once defrosted, bathrooms taken back through their scale, skirtings and door tops by hand, switches, window tracks, glass inside, floors at the end. Count a loft room in the total where it is being let as a bedroom. Leave a second bathroom out of it. On this round the oven and the floors are billed as their own lines, since a good half of Brentford handovers ask for neither and folding them in would overcharge those households.

Carpets and rugs, room by room

£36 a bedroom and £43 a living room. £61 where the two front rooms were opened into one, which is cheaper than paying for a pair. £41 for every flight of stairs, and rugs at £35 or £51 either side of 3 sq m. Hot water extraction is the method: solution goes into the pile hot and under pressure, and the same stroke lifts it back out. A bonnet only polishes what is on the surface and dry powder only reaches the middle of the tuft, so neither one touches the grit sitting at the base, which is the stuff that actually abrades a carpet to death.

Two things about that are particular to TW8. Water this hard leaves a chalky bloom in a pale pile if you rinse straight off a tap, so the rinse gets softened and the fibre neutralised. And on a concrete slab with underfloor heating and no void beneath, moisture has nowhere to go except into the room, so air movers come out as standard.

Ovens, hobs and extractors

£23 buys a hob and £28 an extractor. Ovens themselves go £77 single, £110 double, £143 for a 90cm range or the two oven AGA. Shelves, runners, trays and the fan cover come off for a soak. Whatever is fixed in place gets hand work, so that is the cavity, the seals, and the glass, on both faces wherever the door can be opened up. Nothing gets left to bake out, which is why the oven takes a meal that evening. An AGA has to be stone cold on arrival, so the switch goes off the night before. Catalytic and pyrolytic liners are kept out of the soak entirely.

Hourly housework

£23 an hour on a weekly slot, £24 on a fortnightly one, per cleaner. Three hours is the shortest visit we run, which puts £69 at the bottom of the scale, then £92 for four hours and £115 for five. Nothing to sign and no notice period. We try hard to keep one cleaner on one address, because the difference between somebody’s second visit and their twentieth is roughly half an hour of not looking for things. Ironing is £12 an hour on top of the booked cleaning time, so the flat keeps its hours.

Team deep cleans

Three numbers make the table: £26 an hour per cleaner, £30 for machines and detergents, and a floor of two people over three hours. So £186 at the bottom, £238 for that pair over four hours, £290 over five. Three cleaners come to £264, £342 and £498 for three, four and six hours. Six hours with three of them is the biggest booking we take, and it covers a whole house in a day. Bring your own machine and products out and the £30 comes off the total.

Upholstery by the piece

Dining chairs £13, armchairs £33, mattresses £35, two seater sofas £57. Curtains go by drop, £35 short and £42 long, cleaned on the pole so nothing shrinks and nobody loses their windows for a week. It is the same extraction kit with a hand tool, run softer and recovering more of the water. Anything bigger than a two seater gets quoted on the call, because arm shape, fabric and whether the back cushions lift decide the time far more than length does. Leather is hand work with a cleaner and then a conditioner, never a machine.

Six Brentford facts sitting behind all of it

None of these move a price. Every one of them moves a start time.

  • Getting into the waterfront blocks takes an appointment. The schemes on the Great West Road and the canal run concierge desks, and a crew with a machine needs a loading bay slot and a goods lift window agreed in advance.
  • At Brentford Lock the terraces face the water and their doors come off the towpath, so kit arrives on a trolley along the canal and two people come rather than one.
  • A home fixture at the Gtech closes Lionel Road and the Kew Bridge approaches, which puts the eastern end of TW8 beyond reach for roughly three hours. The fixture list gets checked against your postcode before a slot is confirmed.
  • North and south of the district are separated by the Great West Road and the raised M4 above it. Boston Manor Road and Syon Lane are the only crossings that work, and both back up at peak, so a start on the far side goes mid morning.
  • The mains supply is very hard, and the new flats are full of exactly the fittings that suffer for it. Descaling is an acid gel plus twenty minutes of waiting, and that twenty minutes was counted into the quote.
  • Almost all the new stock is concrete slab with underfloor heating and no ventilated void, so carpets and mattresses dry from the room side alone and damp will not air out from below.

The list does not change across the round

Same figures in Isleworth, Chiswick, Kew, Osterley, Hanwell and Ealing. Three councils and five postcodes between them, and not a penny of difference on the invoice. The areas page covers what each place mostly books, the prices page holds every figure including the £67 floor, and the line is answered seven days a week between 8am and 7pm on 020 8077 4255.

Questions we get asked

Which service do I need if my tenancy is ending?

The banded handover clean, £156 through to £425 depending on bedrooms. It is scoped against what an inventory clerk checks instead of against a clock, and here the oven and the floors are billed apart so you pay for them only if the inventory asks.

Can you do two jobs in one visit?

Usually, and it tends to work out cheaper. Shelves sit soaking while the extraction machine works through the other rooms, so the two jobs overlap instead of adding up, and the £67 floor gets met a single time.

Do you charge more in the evening or at the weekend?

Not a penny. The same rate runs 8am to 7pm on all seven days, so a Sunday teatime slot costs what a Wednesday morning costs.

Is upholstery on the list?

It is, priced by the piece. Dining chairs £13, armchairs £33, mattresses £35, two seater sofas £57, and curtains £35 or £42 by drop. Corner units and three seaters get a figure on the call once we know the fabric.

Can you clean the inside of the windows?

Yes. Inside glass, frames and tracks are part of every handover and deep clean, and a regular visit takes them in when four hours are booked.

Priced before we start. Every time.
